We are small, family run, full service Management Company.
Homeowners are generally thousands of miles away from their villa and they need to be able to relax knowing that their investment or dream is in good hands.
That is where we come in as we have built our business on Trust and Respect and will gladly give references if requested.
Our services includes the following:
- COMMUNICATION.
To us this is a very important part of our business. Most of the correspondence is done by email and we answer all emails promptly, even if it is just to tell you we have received your email and will get back to you when we have an answer. We also keep you updated on any happenings at your villa that you should be aware of.
- Utility bill payment, if requested
- Handle Sales/Tourist tax payments, if requested
- Apply for all licences and permits you need and ensure they are renewed when necessary
- 24 hour emergency answering service.
- Respond to guest problems or questions as promptly as possible
- Provide a helpful information manual in the villa
- Check the villa after a guest departs and arrange for it to be properly cleaned for the next guest
- Make regular visits to the villa even if empty
- ONLINE ACCESS
Enter your bookings and view your calendar, statements etc, as well as get reports online at any time in your own homeowners area.
- VISA and MASTERCARD
You can process your guests Mastercard or Visa credit card payments or security deposits (US$ only) with our online system.

Escrow
To cover the costs we will incur during the month it
is necessary that an amount of $1500.00 is placed in our escrow account
by the
homeowner and replenished each month. At the end of each month you
will receive a statement detailing all our expenses and all income
received from you or on your behalf. So for example if we spend $1200
and have received $600 your escrow will be down to $900 so you
will need to send us $600 to bring
the escrow account up to $1500.
If you pay your own bills then the
escrow will be $1000 instead of $1500

Limited Power of attorney
To provide some of these services it is necessary for us to have
a Limited Power of Attorney document signed by the homeowner.

Necessary Monthly Services
- Pool cleaning/chemical balancing.
- Grass cutting, edging,
weeding and borders.
- Internal/external perimeter pest
control.
We use professional companies that we have developed a good relationship
with and trust their service and reliability.

Chargeable Services
Examples of chargeable services:
- General maintenance
- House cleaning
- Power washing
- Carpet cleaning
To ensure the required standard of the property, we will arrange
for all general repairs to be carried out up to a sum of $200 without
referral to the owner. For items in excess of $200.00 a request
for approval will be made to the owner except in an emergency situation.
However
where possible we always like to keep the homeowner up to date
and will advise before hand if we feel that something should
be done, that will be costly but is not an emergency. For example – steam
cleaning the carpets.

General
Maintenance
We take care of the general upkeep of the property
and can easily handle most repairs that are necessary. We will charge
the cost of
any materials used plus the time taken to do the repair. We ensure
there is a supply of various bulbs on the property so your guest
can replace burned out bulbs. Some lights may need access by
ladder so we have to go and will charge accordingly. Any major problem,
such as the air conditioner going down, we will first look at it
ourselves to make sure it is not a simple fix like
resetting a breaker or something. If we cannot fix it we call in
our technician or get in touch with the manufacturer/builder if
a warranty is involved.
We work closely with a few professionals
who we deem to be honest, reliable and competitive in price.

House Cleaning.
The price of the clean depends on the number of bedrooms and the
attributes of the villa.
After every guest leaves the property is cleaned in preparation for
the next. The standard clean includes:
- Washing of all
towels and bedding.
- Dirty dishes washed.
- Vacuuming of every
room and washing of every floor.
- Bathrooms, showers,
toilets and sinks all fully cleaned.
- Fridge, stove top
and dishwasher
fully cleaned.
- All counter tops and table tops cleaned.
- Beds all remade
and towels, soaps and a toilet roll placed in all
bathrooms.
- The cleaners usually do special displays with
the
towels.
They do not move furniture to clean behind it,
wash walls or windows, dust shelves or clean cupboards
or dust lamp
fittings
and decorations
etc.
For an additional price you can have more
services such as:
- The oven interior cleaned.
- Paper towels
placed in
the kitchen.
- Games
room
cleaned.
- and more.
Contact us and tell us what you
would like and we will get a quote for you. We are very pleased with the cleaning company we use. They are very
professional and conscientious. They always try to keep the same
cleaner to do a particular villa so that they get to know the property.
They will report any damages or problems with the property that they
may find after a guest has left, such as carpet stains etc. We also
inspect the villa and then report any problems to you so you have
an opportunity to approach the guest and deduct any costs from their
security deposit.
We recommend that the villa has a full Spring Clean at least once
a year and can organize this for you with the cleaning company. This
is a full and complete clean of the villa and a list of what this
entails would be provided to you.
- Power Washing
This entails the power washing of Pool decks, villa
porch/entrances and garage doors etc, that have become overly
dirty and detract from
the standard of the villa.
- Carpet Cleaning
Unfortunately carpets take a beating and become
stained and dirty and need to be steam cleaned.

Licence’s
There are several licence’s you will need.
- Occupational Licence
A County licence that allows you to conduct a business here.
- Osceola $30.00/year (as of to date)
- Polk $55.00/year (as of to date)
- Lake comes under our licence (as of
to date)
- Tourist Tax Licence
A County licence that registers you for paying sales tax. $5.00/year
- Hotel/Motel
Licence
A State licence that verifies your residence is suitable for short
term rentals. There is a $50.00, once only, inspection charge
and the licence itself costs $170.00/year. This is the same for all
counties.

Credit Card Services
You can use a credit services for owner bookings. We
can accept MasterCard and Visa payments. We charge a management fee
of 3.5% which covers the cost of providing this service. Any
monies we receive on your behalf is credited to your statement.
Note- we only process payments in US $.

Reservations
We make no promises with regards reservation bookings. We deal with
a few tour operators who place decent bookings with us and we have
direct enquiries from referrals which are building up. We are also
in the process of establishing our own website aimed at promoting
bookings. We charge 10% commission on reservations we place in your
home. We would be happy to answer any questions you may have.
