What is a vacation villa rental?
It is your home away from
home. A well cared for home that is fully furnished and equipped.
A typical villa will have the following minimum amenities:
- Central air and heat
- Colour Television,
usually cable or satellite
- VCR and/or DVD
- Bed linens
- Pillows and comforters
- Towels:- bath,
hand and face
- Washer, dryer, fridge and stove
- Dishwasher
- Microwave
- Vacuum
- Waste disposal
- Coffee maker and toaster.
- Kettle
- Cutlery
- Plates, cups and saucers, glasses
- Pots
and pans
- All you need to bring is your luggage
What does “Self Catering” mean? (back

Self catering means that the
homeowner only supplies a limited amount of necessities such as a
toilet roll
in every bathroom, soaps for each bathroom sink, a paper towel
roll and 2 large garbage bags. These are just to get you started,
but any additional supplies have to be supplied by yourself. There
may be other items in the villa when you arrive such as dishwasher
and laundry soap, more garbage bags etc, but these will have been
left by the previous
guests and we leave them in the villa for your convenience.
Booking a Villa (back

Once you have decided on a villa just email
your selection to us. We will send you a booking form, by email,
which must be completed by an individual who is 21 years of age or
older and has the authority to contract on behalf of all the other
guests. Once the booking form has been received back by us we will
confirm your reservation as provisional and ask you to send
the booking deposit.
Payments
Booking Deposit.
A non refundable booking deposit of $200 per week is required to
secure your booking. This deposit must be received by us within
7 days of you sending us your booking form to firm
up the reservation.
Balance.
12 weeks before your check in date we will send you a balance sheet
showing the balance due. This balance must be paid not less than
10 weeks before the check in date. Failure to do so may lead to us
refusing the booking.
When a booking is made within 10 weeks of your check in date full
payment must be sent immediately with your booking form.
Check in time (back

Normal check in time is at
4:00pm.
However this may, rarely, be delayed due
to the cleaning of the villa taking longer than expected. This
is usually due to
the previous guests departing
the villa later than they should have or simply that the previous
guests left the villa in a poor condition and it takes the cleaners
longer to complete the clean.
We strongly recommend you have a good look around the villa when
you first arrive and report any damages noticed or concerns to
the management company
within 24 hours. It is not necessary to report minor things such
as marks on walls, a missing cup or glass etc.
Check Out time (back

This varies between villas but is usually 10:00am
or 11:00am .
There is probably a guest checking in after you leave and the villa has to
be properly cleaned. Please be considerate and ensure you leave the villa at
the proper time or sooner. Occasionally late check outs can be arranged but
it must be arranged through us. Please call us if you are in any doubt about
your check out time.
Keys and Directions (back

When you make your final payment
we will send you full directions to the villa and instructions on
gaining
entry to the villa. Normally you will go directly to the villa
and find the key in a keybox , to which you will have been given
the code, just near the front door. If there is an alarm system
you will also be given the code so that you can arm and disarm it
during your stay.
We strongly suggest you leave the key in
the keybox every time you leave the villa. That way, even if
your party splits up, the first person back can gain entry and
also there is no danger the key will be lost. There will be a
charge if we are called out to let you in the villa because you
have lost the key.
Cancellations (back

By Guest.
We realize that cancellations are sometimes
unavoidable and strongly suggest you take out cancellation insurance.
You must let us know as soon as ever possible if you want to
cancel your booking and then confirm your cancellation request in writing.
If the cancellation is within 10 weeks of the check in date there
will be no refund of the actual villa rental amount but any extras
such as pool heat BBQ rental etc, would be returned in full.
By Owner.
In the event of circumstances beyond our control causing us to
to cancel a reservation such as Acts of God, floods, riots, civil
disturbances, fire and legislation, all monies paid in respect
of the reservaation will be refunded. We will do everything in
our power to find similar alternative accomodation, however we
will not be held responsible in respect of any loss or damage
sustained by the guest in these circumstances.
Departure Check List (back

- All
garbage must be placed in proper garbage
bags, plastic
shopping bags are not proper garbage bags, and put in the garbage
bins. Never put loose garbage in the big garbage bins.
- If you have moved anything, furniture
etc., please ensure they are replaced
in their original positions.
- Should you use a BBQ or high chair, that may be provided in
your villa, please ensure you clean them.
- Please ensure that you take all your
personal belongings. We suggest you check, and then check again,
all
drawers closets etc. to be certain
you leave nothing behind.
- We do not expect you to clean everything
but if something is spilled on the counters or floor, then
please wipe it up
- Clean and put away all dishes. If pressed
for time you can put everything in the dishwasher and start
it before you leave.
- You can leave any unused food and drinks
in the fridge or pantry and the cleaners will take care of
it.
- Check that all doors and windows are
securely locked.
- On exiting the villa place the key back
in the keybox- DO NOT take it with you.
Security Deposit (back

A security deposit is kept in the event
of any damage you may cause to the villa during your stay, or
for causing additional management problems by not following the
villa rules.
Please note that we do not charge you for
normal wear and tear or occasional/accidental breakages such
as the odd cup or plate. When you book with us we will send you
a Security Deposit Authorization form to fill out and return
to us. We apply this authorization against your credit
card. No money is actually applied against your card but the amount of the
security deposit is blocked off from your limit. Most of our guests respect
the villas and the rules and it is not very often that we are
forced to make charges against security deposits. But, there
always
will be exceptions and the security deposit is there to protect against these.
Depending on the size of the villa our security deposit is $250.00 for up to
4 beds and $350.00 on 5 beds and up.
Emergencies (back

We are there to help and will
give you an emergency number to call us, 24hrs a day, should you
need assistance. Emergencies are considered to be anything that may
cause injury to a guest
or damage to a villa and such things as being locked out of the villa due to
losing your key. Guests should use their common sense and only use this number
for real emergencies.
Note that there will be a charge if an emergency
call out is due to a guests negligence. For example, if you lose
your key.
Pools (back
to top)
Pools are there to be enjoyed so please
have a good time but be careful and follow the pool rules.
A pool is serviced every week. That is,
the chemicals are checked and adjusted if necessary and the pool
cleaned and deck area washed down. So it is possible that when
you arrive the pool will not be spotless because it is due for
its weekly service. We ask you not to take glassware into the
pool area for obvious reasons and also expect you to clean
up any food spilled onto the deck as this is bug heaven
and you may find yourselves being invaded by unwanted guests.
Pool Heat
This is up to the individual but most
guests definitely want pool heat during the cooler
months, October through May. You
can order pool heat when you book or you can wait until you
arrive to decide if you need it or not. However,
if you wait until you
are here please note that there will be a call out charge as
we have to come and turn the heater on. The pool
is heated from approx 8:00am to 8:00pm which is when
the pool pump comes on and shuts off. If there is a
spa, in most cases, the heat will come on automatically
when the spa is activated even if it is outside these
times.
Water (back

The water is drinkable here although we
do recommend that you use bottled water for all consumable purposes.
New Construction (back
to top)
There is new construction going on all over
the Orlando/Disney area and we cannot be held responsible for
any taking place near, or next to the villa you have rented.
We will advise you if there is construction underway near the
villa you have selected when you make a booking, but it is possible
no construction is underway when you book but may be when you
arrive.
Telephones (back
to top)
Telephone service is provided
in all villas but the type of service varies from villa to villa.
- Regular
phone service but with long distance and collect calls
blocked. You can make long distance calls but have to go through
the operator and use your credit card or telephone card. You
can also receive
long distance calls
but not collect.
- AFN system.
There is a card by the phone explaining this system. You are given a number
to call AFN and register with them. They will give you a code number
and when you make a long distance call the charges are automatically
put on
your credit card. If you do not want to do this then you just do not register
with them and use the phone as a regular service phone. Collect calls
are blocked
- Free Long Distance.
If your villa has this service you just pick up the phone and you can dial
any long distance number in the States and approximately 100 other countries
with no charge at all to you. Collect calls are blocked.
Mail (back
to top)
It is not advisable to arrange for mail
to be sent direct to the villa as most are not registered with
the Post Office to receive mail so it will be returned. If it
is absolutely necessary for you to receive some mail then please
contact us and we will let you have it sent to our address but we
will not be held responsible for any delays. There may also be charges
if we have to go and pick it up from the post office or, if it arrives
after you have checked out and want it forwarding to your home

Sorry, no pets are allowed in the villas.
Some people have serious allergies to animals and we want our
villas to be accessible to these people so no pets are allowed.
Games Rooms (back

Quite a lot of villas now have
a games room for your enjoyment. The games equipment provided varies
from villa to villa but usually they will
have a 2 or 3 combination from the following:- Pool table, air hockey, table
tennis, foosball, basket ball and football.
Owners Clossets (back
to top)
In
many villas the owners will use a closset to leave their personal
belongings in. This closset will be locked
and will probably have a sign on it saying "Owners Closset" or
something similar. Please respect their privacy and do not try
to gain entry into it.
